This year we are really excited to announce that we will be collaborating with Limitless Fabrications at the SSA Trade show event.

Limitless Fabrications offers UK designed and manufactured staircases for the self storage industry. This provides self storage sites the ability to stack their containers, and maximise their space on site by allowing customers to reach their unit via one of Limitless Fabrication’s bespoke galvanised steel and also aluminium staircases. 

These are available in both fixed, stackable and mobile (on wheels) staircase designs.

They have over 14 years of experience manufacturing and designing bespoke stairs, made to order. Boxtor have worked closely with Limitless on a number of projects over the past few years and we are really excited to partner with them for this years show.

New 20ft Double Door Containers – Now in Stock!! 17 Feb 2025, 9:15 am

Boxtor are excited to announce that we currently have several 20ft tunnel containers in stock, available in RAL 5013 blue and RAL 6007 green with nationwide delivery available. 

About 20ft Double Door Containers

20ft double door (tunnel) containers are different to normal 20′ units, as they have a pair of cargo doors at the front and rear of the container. This makes them ideal for those who require access to their containers often. 

These containers are often used for self-storage units, more specifically the middle aisle and can be modified to create 2 x 10ft units with a partition in the middle. They can also be used as a walkway for busy events and a way to funnel people during congestion. 

Primary uses

20ft tunnel containers are most commonly used for self-storage use. They are perfectly suited to create 2 x 10ft units within, by inserting a steel partition wall inside the container to
divide the unit up. This is more affordable than purchasing 2 x 10ft ISO units individually. They can also be used as walkways like the name suggests, they act as a tunnel to funnel crowds at sporting and music events. They are also ideal for transporting large, palletised goods from the far East over to Europe.

Built to the Highest Spec

Our new 20ft double-door containers are built to the highest specification before being shipped from China. All of our new 20′ tunnel containers include:

  • 3 locking bar doors at both ends with waist height rubber coated handle
  • 18 air vents for maximum air flow
  • PU coated flooring for easy cleaning
  • Slimline factory fitted lockboxes for security

Modifications We are Able to Offer

If you are planning on storing high value goods, such as antique furniture, expensive clothing, luxury goods, cloths and/ or fabric, then considering graffo therm application or even ply lining & insulating your container, to offer peace of mind and ultimate ‘dry’ storage.

Factors to Consider When Acquiring A New Container Self Storage Site 13 Jan 2025, 9:32 am

When looking for a potential new self-storage site, there are several key factors that must be considered to ensure it’s a viable and profitable business. See below a breakdown of some points to look out for:

Location

Accessibility: Your site must be accessible by your customers vehicles. Self-storage facilities must have good access for cars and vans, as well as larger customer vehicles such as removals lorries. Consider this when mapping out your site and designing the width of the roadways.

One must also remember that the lorries delivering the containers are very large, and we recommend having access for articulated lorries to ensure large scale deliveries can take place. Remember: it is more cost effective to have articulated flat bed lorries accommodate a HIAB lorry to keep the costs down and increase the number of containers Boxtor can deliver to you over a given day/ 2 day period.

Alert Self Storage Site

Competitive landscape: Analyse the number of other self storage facilities nearby (both indoor and outdoor sites). How many sites exist within a 10-15 mile radius of your potential site? 

  • Are they full / almost full?
  • What prices are they charging (make sure you investigate this)
  • What condition are their sites in? Are they modern and have they invested heavily in their facility or is it a little tired/ old compared to what you might be able to offer as a brand new site?
  • Assess what they are offering – pricing and online customer reviews. Look for gaps in the market that you could exploit as a site. Perhaps offer units with lighting / insulation. Perhaps offer more than just containers (eg a workspace on site, a mobile office facility with printing / wifi. Perhaps some toilets on site too / car wash facility. Look to diversify your business beyond just storage!

Proximity to High Demand Areas: the site should ideally be located near residential areas / college & university campus’ / local businesses/ other areas that would require the need for a storage facility. Self storage sites that are located in strong catchment areas where there is a high population requiring additional storage usually do very well as a result of this. Demand is high and therefore pricing can be increased and reviewed based on local competition and demand. 

Visibility: the site should ideally be visible from a passing roadway. In our opinion the best marketing is to ‘be seen’ by your customers own eyes. If you can locate your self storage site by a busy main road, potential new customers will drive or walk past your site and likely give you a visit if your signposting / marketing signs are clear and eye catching. Our own self storage facility in Northampton is adjacent to a busy access road into Central Northampton and many of our enquiries come from passing trade.

 

Market Demand

Demographics: Consider the local population size, growth trends and also income levels. An area with a growing population or higher rates of income should have increased demand and therefore you can charge higher rates. 

Local economy: if your local area is in a strong economic position, there may be many businesses that are existing and contributing to a strong local economy. The need for self storage will be higher in some cases. Universities and large scale residential developments almost always increase for the need of a self storage facility. 

Seasonality: Be aware that the demand for self storage can fluctuate over the course of a year. It is likely that you will have less demand in the winter months  (around December and into Jan/ Feb) whilst the spring/ summer months are usually busier for new bookings.

Zoning & Permitting

  • Ensure that the property is correctly zoned for self-storage use. Investigate local zoning laws and restrictions that might impact your ability to operate your self storage business. 
  • Understand any permitting requirements, as well as regulations related to construction, signage and hours of operation.

Site Layout & Design

Size of your land: The size of your acquired property (whether owned or leased) must accommodate a suitable number of containers, and include the ability to expand in the future as the business grows.

Layout of your containers: Make sure you ‘plan for the future’ when laying the foundations / concrete bases for your containers. 

  • Are you going to double stack in the future with containers going on top of the ground level? If so, the foundations must be strong enough to take the weight of both ground and upper-level units, as well as potential staircases/ landings and of course, the weight of your customer’s goods that would go inside the containers. This must all be taken into account!
  • Ensure your roadways are a suitable width to allow for vehicles to manoeuvre / load and unload outside your storage containers. Are you going to plan the site based on a 1-way system (we recommend this). If so, the minimum width of the roadway should be 5 metres which allows for a vehicle to pass another vehicle without any issues.

Our CAD engineer can assist with helping you design a suitable CAD drawing displaying how best to layout the location of your containers/ roadways and access. COST OF ACQUISITION VS LEASING

Consider both the initial upfront cost and also long-term costs & expenses associated with acquiring or leasing a chosen site. This includes the cost of land, utilities, construction and other permits. 

The price of land is rising across the UK, and a suitable self-storage site close to a main road is likely to be expensive. The initial upfront cost of acquiring a new site is not for the faint-hearted! You will need to ensure that your business plan allows for this and these costs need to be considered.

If renting the land, ensure you lock in a competitive rate with your landlord over a minimum 10-15-year period. Analyse local rates to gauge whether you are receiving a competitive rate and analyse whether this is expected to rise in the future or not.

ENVIRONMENTAL AND FLOOD RISK

Ensure a suitable site survey is carried out prior to purchasing or leasing a plot of land. Check for environmental hazards such as flooding. Floodplain areas in particular can be very problematic. You do not want to have a container site with lots of water around the storage units!

Consider insurance costs and any other measures relating to environmental costs/ concerns.

ACCESS TO UTILITIES

Ensure that your site has utilities such as water (required for cleaning of units/ the site itself) and also for general domestic use if housing a portable on site office unit (for sink with running water). 

You will also require WIFI internet connection for your security systems / CCTV and access control so remember to research this. At our facility (ALERT SELF STORAGE IN NORTHAMPTON) we have to use mobile 4g/ 5 G dual sim cellular internet router as we are unable to have fibre optic access by a local provider due to location.

Exit Strategy

Consider the potential for selling the site/ business or exiting the market in the future. Make sure your site is attractive for a future buyer by investing in it. The short term outgoings of cash at the start should be worth it later down the line… Sometimes cutting corners/ taking shortcuts is not the best route and this definitely applies in self storage.

Shipping Containers for Your Football Club With A £25,000 Grant 9 Jul 2024, 10:25 am

Recently the Football Foundation has announced that clubs could receive up to a £25,000 grant, which the UK government backs, if the club purchases new secure storage containers. The Football Foundation suggests that by football clubs acquiring new shipping containers,this will potentially provide a cost effective, long lasting solution for their storage capacity to be increased to store sports equipment, goal posts, footballs, training kit and flagposts to name a few! This will ‘free up’ space within the clubhouse/ external facilities to be better used by other requirements. 

The Football Foundation, in partnership with The FA (Football Association), often provides grants to support the development of grassroots football facilities in the UK.

The grant will fund purchasing a new (1 trip) or fully refurbished storage container with a minimum 12- month warranty.

At Boxtor, we have recently supplied a number of football, rugby and sailing clubs with our new 20ft dark green shipping containers.

Benefits of Using Shipping Containers for football storage:

  • Cost-Effective: Typically cheaper than traditional building methods.

Boxtor Bulletin – June Container Update 24 Jun 2024, 9:53 am

Freight rates soar, and container pricing rises too……

Over the past few months, the shipping container industry has seen yet another dramatic rise in cargo spot rates. 

French carrier CMA CGM, the world’s third largest shipping line, recently confirmed that rates from the Far East to Europe could rise as high as USD $10,000 per 40ft or HC container in the coming few months. This is almost four times greater than the rates charged in December 2023/ January 2024 (circa USD $2200 per 40ft) for the same routes.

Asia to Europe routes and timetables are continuing to be severely affected by the Red Sea crisis as most vessels are now transiting around the Southern Africa. The knock on effect is longer voyage times (12-15 days), reduced capacity and shortage of equipment.  

To counter this, shipping lines are chartering additional tonnage to increase capacity and improve services. The Shipping lines are also now placing significant orders for new containers with factories in China as they look to improve their equipment availability to service demand.  

What does this mean for the UK market?

There is no doubt that the significant hike in freight rates will have a major impact on UK container prices. This, combined with the sudden surge in demand for Chinese factories to build large volume orders for the shipping lines has increased container prices at source over the past few months.

Furthermore, this has impacted production capacity for container wholesalers and traders with some production slots now only available from September this year.

Specialist equipment ,that requires empty freight paying transportation to UK/Europe, such as 20ft and 40ft multidoors (for the self storage market), mini sets (made up of 10fts with 8fts shipped empty inside) and other specialised units such as 20ft open sides, will all see a significant increase in pricing. Many suppliers are likely to “hold fire” in moving these types of containers until the freight rates settle down, and they become more affordable to move again. For now, it simply will not be viable to freight them over during the peak season summer months when slot capacity is severely constrained.

These are challenging times and we should all keep a close eye on the ever-changing global shipping situation as it will affect UK businesses in one way or another.

Southampton port Welcomes 2 Of the Largest Container Vessels 9 May 2024, 8:04 am

Port of Southampton welcomes two of the worlds largest container vessels, including 24,000 TEU MegaMax “Manila Express” 

The recent arrival of two of the largest container ships at the Port of Southampton marks a significant milestone for both the port and the shipping industry as a whole.

The channel widening will enable the largest container vessels to pass the biggest cruise ships berthed in the port.This mammoth project has involved removing about 900,000 cubic meters of predominantly clay-based material over a 2km section, widening the channel by between 30 and 65 meters in parts!

These massive vessels not only showcase the port’s capacity and capability but also demonstrate its strategic importance in global trade networks. The arrival of such large ships underscores Southampton’s continued investment in infrastructure and its commitment to staying at the forefront of the maritime industry. Additionally, it highlights the efficiency and effectiveness of the port’s operations in handling these colossal vessels, which play a crucial role in facilitating international trade and commerce.

Interesting Facts About the Port

The port of Southampton is a significant contributor to the UK economy, supporting over 45,000 jobs and contributing almost £2.5 bn annually to the UK economy. At the heart of its operations is the Container Terminal, operated by partners DP world. They are known globally for handling some of the largest container vessels at their ports around the world. Southampton also serves as the main base port for the importation of cars, handling over 900,000 vehicles annually!
