Real Estate Market Correction in 2024 23 Sep 2024, 6:58 pm
San Diego County broke housing records in 2023. That trend continued into the new year with double-digit monthly median price growth in Q1 of 2024. Prices slowed in Q2, but nothing close to what was predicted. Now that interest rates are on the decline and prices are holding steady, are we approaching an influx point for a recalibration or are we on track for a more substantial market correction?
Here are our predictions and suggestions for the remainder of 2024:
Mortgage Interest Rates Will Continue to Drop
Are interest rates up, down or staying the same? Mortgage rates were gradually declining, with the average rate in California hovering around 6.2% and were anticipated to drop below 6% by the end of 2024. This anticipated decline is influenced by the Federal Reserve’s possible rate cuts as unemployment rates were dropping in tandem with stock market pressure. However, unemployment has been stagnant and it is looking more likely that interest rates will hold steady.
Median Home Prices Staying Strong
Median home prices have shown resilience, with an expected increase of 4.6% for 2024. This growth is higher than initially forecasted, reflecting the ongoing demand and limited supply in the housing market. Prices over the past year have softened from their peaks in late 2023, and it is not likely prices will hold. The average median home price in San Diego is ~$940,000.
Home Inventory is on the Rise
Home inventory levels have started to accumulate more than previously forecasted. The inventory is expected to increase by 14.5% for the year. This rise in inventory is partly due to more newly built homes entering the market, providing some relief to the constrained supply. A significant increase in inventory will likely cause prices to remain steady, or adjust downward.

Overall, mortgage rates are declining, home prices are rising, and inventory is increasing, creating a dynamic and evolving real estate market in 2024. If you are in the market, the current market conditions present numerous opportunities to find valuable properties that meet your needs and investment goals. If high mortgage rates continue to be a barrier for affordability, look for seller paid rate buydowns to help you close the deal.
Rural Real Estate
Metropolitan and urban properties are directly affected by the dynamics discussed above. However, rural properties are historically more susceptible to and more directly impacted by market corrections. This means less competition, and perhaps more potential property options during transitional market conditions, such as those we are presently experiencing throughout the state of California.
Anticipated Impact of the NAR Settlement on Market Conditions
As the real estate industry continues to evolve, the recent National Associations of Realtors settlement is expected to have a significant impact on market conditions. The most noticeable change will be in the transparency of agent compensation, shifting the landscape for buyers and sellers alike. Buyers may now be more actively involved in negotiating broker fees as part of their purchase agreements, which could lead to greater scrutiny of transaction costs and influence on real estate prices. Additionally, sellers may face increased pressure to offer competitive terms to attract buyers. In response to these shifts, industry professionals will need to adapt their strategies to ensure continued success in a market where both transparency and consumer protection take center stage.

San Diego Agriculture – An Industry Leader
Did you know that San Diego County agriculture contributes a total of $2.88 billion to the local economy? Bedding Plants, Color & Perennials, Cacti & Succulents remain the top producers at 25% of the total production but produce (food production) continues to surge. Avocados saw a 48% spike between 2021 and 2022 while the larger “fruit and nut” crop classification value jumped by 29% to 305 million overall. In the same period, honey and beeswax saw a monumental increase of 724%, from $79,023 to $651,295, a reassuring sign for the recovering apiary industry.
What Makes Farming in San Diego so Successful?
With over 350 registered organic growers, San Diego County has the largest number of organic farms and the largest number of small farms in the country. San Diego County is one of the largest producers of domestic avocados, most of which are organic. Agricultural incentives like the Williamson Act, and financial assistance from the county help ease some of the climate and water deficiencies that accompany farming in Southern California. Fortunately, above-average rainfall over the past two years has filled reservoirs, and conservation by residents and businesses means that San Diego County has enough water to meet the region’s needs for 2024 and the foreseeable future.

San Diego Real Estate Market Predictions from Real Estate Experts
Brokerage co-owner and San Diego real estate veteran Donn Bree gives his 2024 real estate market outlook in San Diego.
What are your predictions for the first two quarters of the housing market in San Diego?
The San Diego real estate market is one of the strongest in the country with high buyer demand, low inventory, and an average home value of $896,575. Average home prices increased 14.8 percent when comparing January 2024 to the previous year.
The seller’s market that defined San Diego in 2023 will likely continue for 2024. That does not mean that buyers and investors should approach the San Diego real estate market without hesitation as prices are predicted to rise again this year.
Real Estate Market for Buyers
What should buyers consider with regard to inventory, mortgage rates, and new ordinances?
The US housing market is currently at an influx point with mortgage rates hovering around 6.5%. Due to the high rate of borrowing, buyer demand remains low, and current inventory is relatively stagnant. That being said, major rate changes are on the horizon and home values are forecasted to rise again in 2024. Buyers in the market should consider making a move within the next 60 days to take advantage of less competition, and strong negotiating power.
The next Federal Open Market (FOMC) meeting is March 20th and the current CME prediction calls for favorable rate easing. Lowering rates will draw more buyers to the market so expect prices to increase and bargaining power to decrease. Some lenders are already dropping rates as low as 5% in anticipation of these rate changes.
New California laws like AB-1033 allow homeowners in certain California cities to sell ADUs like condos – separately from main properties. This new law will increase the value of current ADU properties and improve the value of properties with ADU potential. This may be an important consideration for both parties if the property is suitable since zoning laws are changing to make housing more available.
Real Estate Market for Sellers
What should sellers consider with regard to inventory, mortgage rates, and new ordinances?
Reasonably priced turn-key properties have been, and will likely continue to be in high demand commanding top-of-the-market prices. Slow-moving, expensive, or stagnant inventory primarily consists of project or otherwise problematic properties; overpriced properties; and discretionary purchases, such as second homes and recreational property.
As such, undesirable property inventory levels will exceed the demand for the same, while well-priced quality inventory will remain in short supply.
A byproduct of these market conditions should be pent-up demand for the lower-end owner and non-owner-occupied properties, which will be activated by a downward movement of as little as 100 basis points in the mortgage market. Movement of inventory in the lower-end entry-level and investment real estate markets could trigger vertical movement in the discretionary market (second homes & recreational properties) in the second quarter.
In any case, don’t look for price tags on quality properties to roll back any time in the foreseeable future…

Will Housing Prices Drop in 2023? 16 Oct 2023, 6:36 pm
According to the National Association of Realtors (NAR), median sales prices nationwide remain near record highs. While 30-year fixed mortgage rates approaching 8%, the San Diego housing market remains bullish thanks to sustained low inventory. Despite the market cooling in the first half of the year, property prices remain steady.
“You’re not going to see house prices decline… There’s just not enough inventory.” said Rick Arvielo, head of mortgage firm New American Funding.
Lawrence Yun, chief economist of the NAR, continues “The idea of a housing recession is essentially over” and any market cooling experienced in the first half of the year has been reversed in Q3 of 2023.
This means that housing in San Diego County will continue to remain challenging for first time home buyers, particularly as high mortgage rates double monthly financing costs. “Buyers still struggle with the triple threat of rising listing prices, record-high mortgage rates and limited inventory, making affordability a continued concern,” Realtor.com chief economist Danielle Hale said in a statement. Demand also remains high as an increasing number of professionals are choosing to work from home, spending significantly more on housing.
Predicting a Market Correction
Factors influencing a market correction include low inventory levels, rising mortgage rates and sustained housing prices. In the unlikely event of a radical market correction, the decreasing housing prices will likely not approach the decline in pricing that was experienced in the 2005/2007 real estate market crash fueled by poor lending practices and the ensuring flood of distressed properties entering the market. Moreover, most homeowners have a solid equity cushion on their homes, and foreclosure rates should remain low.
Mixed Zoning Legislation in California
In California, legislation for subsidized affordable housing, mixed zoning and streamlined housing development approvals means that rural properties and land will command a premium. Buying rural real estate is also a great way to hedge against inflation and diversify investments.
