What You’ll Do:

  • Prepare detailed cost estimates for electrical projects, including labor, materials, and equipment
  • Conduct take-offs and analyze blueprints, specifications, and job requirements
  • Collaborate with vendors and subcontractors to secure competitive pricing
  • Participate in bid reviews to ensure completeness and accuracy
  • Work closely with project managers and field teams to ensure smooth project handoffs
  • Stay up to date with industry trends, pricing, and construction methods

What You Bring: 

  • 5+ years of electrical estimating experience in construction
  • Strong knowledge of electrical systems, materials, and industry specifications
  • Ability to read and interpret architectural and electrical drawings
  • Proficiency in estimating software (e.g., Accubid, Bluebeam) and Microsoft Office
  • Excellent problem-solving, communication, and organizational skills
  • Ability to work independently while collaborating with a team
  • Familiarity with the National Electrical Code (NEC) and local codes

Physical Requirements:

  • Ability to sit at a desk for extended periods while working on estimates
  • Ability to walk, stand, and navigate active construction sites as needed
  • Must wear required PPE, such as a hard hat, safety glasses, and high-visibility vest, when on-site

TERM OF AGREEMENT/RENEWAL:
The term of this agreement shall be for a period of 1 year and shall automatically renew month to month thereafter under the same terms and conditions, unless either party gives written notice to the other by certified mail, return receipt requested, of their intention not to renew the agreement at least 30 days prior to the expiration of any term. After the expiration of one year from the date hereof J. BECHER shall be permitted from time to time to increase all charges by an amount not to exceed nine percent each year and Subscriber agrees to pay such increase. J. BECHER may invoice Subscriber in advance monthly, quarterly, or annually at J. BECHER’s option.
1. Customer agrees that J. Becher shall not be liable for any special, incidental, or consequential damages. Customer expressly agrees that J. Becher shall not be liable for any punitive damages or attorney’s fees, costs, or disbursements. Customer’s sole and exclusive remedy in the event of J. Becher’s breach of contract or negligence is a refund of all or a portion of the contract price.
2. Changes in the work to be performed by J. Becher may be accomplished after signing this Contract, and without invalidating the Contract, by written Change Order. A Change Order is a written instrument prepared by J. Becher, signed, and accepted by the Customer: (1) to change the work to be performed, and (2) specifying the amount of the adjustment, if any, in the Contract sum. No additions or deduction to the Contract are allowed without a Change Order on a form prepared by J. Becher. All alterations or deviations from the attached specifications will be made only upon written notice and execution of a Change Order.
3. J. Becher warranties its work against defects in workmanship for a period of one year from the date of installation. All materials are guaranteed to be new and as specified herein. This warranty is in lieu of all other warranties, expressed or implied, including any warranties of merchantability or fitness for a particular purpose. Customer waives all implied warranties of merchantability or fitness for a particular purpose.
4. This Contract represents the entire and integrated agreement between the parties, and supersedes all prior negotiations, representations, or agreements either oral or in writing.
5. Acceptance of J. Becher’s Contract shall be acceptance of all terms and conditions recited herein. Further, allowing J. Becher to commence work or to order products or materials constitutes Customer’s acceptance of J. Becher’s Contract and the terms.

Amid Construction Safety Week 2023, J. Becher & Associates is thrilled to announce the launch of the company’s Safety Mentorship Program.

J. Becher & Associates newly developed Safety Mentorship Program allows for a judgement-free environment for any employee – field or office – seeking safety related information.

PROGRAM GOALS

  • Achieve Safety 24/7 for all employees.
  • Promote Safety Champions & create new ones.
  • Confidential exchanges between mentors and mentees – unless a safety report must be made.
  • 100% compliance with safety programs.

Our Safety Mentors will check in with new hires, and will be available via phone call, text message and email for any employee with safety related questions, needing advice or training.

ABOUT OUR SAFETY MENTORS

 

Anders Romer

Anders has been in the industry working on Fire Alarms, Burglary Alarms, Access Control, CCTV, and network infrastructure for the past 18 years. In his time off, he enjoys traveling to Maine and Mexico, canoeing, camping, and fishing as much as possible. The reason he volunteered to be a safety mentor is because working and living safely is what makes life enjoyable. He is thankful for past mentors that have helped show him the ropes, and is still grateful for the knowledge they shared. Now he can do the same thing for others.

 

Ben Olson

Ben lives in Prior Lake with his wife and two girls. He likes to golf and play drums. Ben grew up helping out on job sites with his family members that worked within the construction/development industries. Ben then went on to graduate from Dunwoody Electrical Construction in 2014. He takes safety seriously because he wants to ensure he goes home healthy every night to be with his family.

 

Ben Stone

Ben has been with J. Becher & Associates since 2004. He started here as an apprentice, and has since worked his way up to Forman. In Ben’s time here, he has had the opportunity to work on several types of jobs. In his free time, Ben enjoys being active outside hiking, mountain biking, and skiing with his family.

 

Kenny Waller

Kenny has been in the industry since 2001, where he started as an apprentice and worked his way through the 292 training process to become a licensed journeyman. He has been involved in many different types of electrical projects, and has experienced most daily work situations employees may be faced with. Outside of work Kenny enjoys spending time with his family outdoors or on a boat, coaching (& watching) hockey, working on cars, and fixing things that should probably just be thrown away!

 

Matt Hedlund

Matt has been in the residential low voltage industry for four years. He is a family man that loves riding bike with his kids, shooting archery, and enjoys being outside.

 

Nic Demers

Nic started working in the field in 1993 with his father for their family business, Abel Electrical. He worked for several contractors before finding his home with J. Becher 6 years ago. He’s been all around the industry, however, found his calling in performing direct customer work in the service department. He enjoys spending time with his 2 special needs children, and working out at the local gym. Helping others is the true key to happiness in his life. Nic answers his work phone around-the-clock. Electric Vehicle Stations: Everything You Need to Know 3 Apr 2023, 7:23 pm

The car of the future is already here. Auto makers sold 807,180 fully electric vehicles in the U.S. last year, or 5.8% of all vehicles sold, up from 3.2% a year earlier. The percentage of electric cars in the U.S. in 2022 has tripled, and the number is expected to surge. This rate is projected to grow 25% annually over the next five years.

 

Minnesota had 23,897 EVs at the end of 2021. This is a 241% increase from 2018 when there were 7,000 EVs in the state. Additionally, the number of EVs is expected to grow to 91,000 by 2030. This growth in EV sales has led to an increased need for electric vehicle charging stations, which can now be found in many locations, including mixed use developments, retail, industrial, healthcare, workplaces and multifamily dwellings. Minnesota currently has 2,625 public charging points.

 

INCREASING DEMAND FOR EV CHARGING STATIONS

Most EV owners — 80% — charge their vehicles at home. Of those, 40% live in multifamily properties. It has become a necessity for multifamily communities to provide EV charging stations as EV owners check on the availability of charging stations before selecting a property. If a multifamily property does not provide them, EV owners will search for one that does.

Multifamily properties need to provide EV chargers to attract and retain residents. In fact, 58% of renters are willing to pay more to live in a community offering EV charging. EV chargers help set the property apart from multifamily communities that don’t offer this amenity and can also be an incremental revenue stream. Additionally, residents may choose to remain in their current apartment for a greater period of time.

EV charging stations can be a revenue generator for retail establishments. Studies show that when drivers charge their cars in a retail setting, 89% will make a purchase. Publicly available EV chargers appear on national maps like PlugShare® and can be easily identified by EV drivers through the software in their vehicles.

Stores and restaurants that offer EV charging stations may attract new customers who want to charge their cars. Workplaces are installing EV charging as a new amenity in an attempt to attract employees back to the office. Companies that get ahead of the demand for EV charging stations will add value to their property and gain an edge over their competition.

 

ACHIEVING SUSTAINABILITY GOALS

EV charging stations help multifamily and commercial properties achieve their Environmental, Societal and Governance (ESG) goals for carbon reductions, which is an important consideration for customers and residents. Most EV charging stations are connected to a network that provides a reporting dashboard, which calculates the amount of CO2 reductions generated during charging. These stats can be used in the reporting required for a business’s sustainability goals and for future cap-and-trade carbon credit capture and monetization.

 

CHOOSING THE RIGHT EV CHARGING STATION

There are four types of EV charging stations — AC Level 1, which takes 16-40 hours for a full charge; AC Level 2, 3-10 hours for an 80% charge; and DC Fast Charger, 20-40 minutes for an 80% charge. The DC charging stations are most likely to be found along transportation corridors, such as at rest stations or truck stops. The most common charging station for commercial properties are AC Level 2 Smart (networked) chargers. In multifamily communities, AC Level 2 chargers allow residents to get a full charge overnight.

 

CHOOSING THE RIGHT EV CHARGING INSTALLATION PARTNER

When looking to get started on your EV charging journey you should turn to an electrical contractor that has completed the Electric Vehicle Infrastructure Training Program (EVITP). Your contractor should have a stated process that takes the client through a consultative EV charging solution engagement process that includes initial discovery, identifying the availability of government or utility incentives, site consultation, identifying a product and network service partner, proposal development, construction and onsite training on the operation of the new EV chargers.

J. Becher & Associates Welcomes Tom Halek

We are thrilled to welcome Tom Halek to the J. Becher & Associates team!

Tom has spent 17 years working in the utility industry and has spent the last 5 years in the Electric Vehicle charging station & installation industry. Before joining the J. Becher & Associates team, Tom worked as National Sales Manager for Evo Charge, an electric vehicle charging station manufacturer. He then moved onto Blink Charging as an Executive Sales Manager for seven states in the upper Midwest and was responsible for developing their Canadian Go-To-Market strategy. After his successful efforts with Blink Charging, Tom went to work for local electrician contractor, ElectricCity, as their Commercial EV Charging Solutions Manager to develop their turnkey EV charger Reseller, Installation and Service/Warranty services for multiple EV charging station manufacturers for the Minnesota market.

In Tom’s role as EV Charging Business Development within the Line Voltage Special Projects team here at J. Becher & Associates, he will be working to build our brand awareness and capabilities to serve the residential, commercial, multifamily, and utility EV charging solutions.

Tom is a lifelong resident of the Twin Cities and grew up in North Minneapolis. He attended high school at Grace High, and college at St. Cloud State University. Tom and his wife, Michelle, have both lived in Maple Grove since 1990, and enjoy traveling to warm weather areas for a winter vacation. They also spend a lot of family time with their four adult daughters, their husbands, and their seven grandchildren at many different soccer, football, and various family events throughout the year.

  • He owned two small property inspection businesses that he sold in 2005 to his employees.

Every industry has its own jargon and the Electric Vehicle Charging ecosystem is no different. Currently EV chargers can be divided into two categories – “dumb” and “smart” chargers. A dumb charging station only charges the vehicle and that’s it. It’s a little like buying an old-fashioned mobile phone that only allows you to make calls. Think of an electrical outlet as a “dumb charger.” They can’t connect to the cloud, be managed remotely, or integrated with other software platforms.

A dumb charger may be all you need if you’re charging your EV at a single-family home, but it’s not the optimal choice for owners and residents of multifamily properties.

Smart EV charging or networked charging refers to an integrated system where an electric vehicle and a charging station share a data connection, and the charging device shares a data connection with a charging operator, typically via cellular, Wi-Fi, or both. Networks for smart EV chargers are often provided by the manufacturer of the charging station but can also be provided by a third-party network service provider.

Smart EV charging stations collect data and can process payments for the use of the charger. Like a modern gas pump, these types of chargers will usually tell their users exactly how much electricity they consumed and charge them the precise cost of that electricity as set by the property owner.

The greatest advantage of smart chargers is that they monitor each residents EV charging usage and allows the property owner to charge by the kilowatt-hours (kWh) consumed. Smart chargers often show notifications when the vehicle is charged and can send a text or email notification to the resident to move their vehicle within a set time frame or additional fees may be applied based on the amount of time they choose to temporarily “rent” the EV parking space.

How Smart EV Chargers Enhance the Resident Experience

• Resident uses a free-mobile app or RFID card that includes their credit card payment information to pay the exact price for their charging experience. This takes the property owner/manager out of the resident billing process.

• Residents can use the scheduling feature of the charging station app or potentially integrated with your resident management system to pick a time that is convenient for them to charge their EV.

How Investing in Smart EV Chargers Improves NOI for Owners

• Offering EV charging provides an incremental revenue opportunity on an existing parking space asset.

• EV charging retains and attracts residents to your property and allows you to check the “EV Charging” amenity box for a prospective resident’s new home search.

• Federal, state and utility incentives may be available to offset initial investment costs.

• Smart chargers enable Load Management for multiple EV chargers. This allows chargers to “share” or “split” the existing power available at the property, which eliminates expensive electric service upgrades.

• In states with Cap-and-Trade legislation, smart charging stations keep track of carbon emission reduction metrics across all properties which supports sustainability goals and allows the owner to capture and monetize carbon credits.

Smart EV charging offers many benefits for residents and owners. They provide valuable data for assessing resident use and making future investments. While smart chargers come with a $12 – $20 per month network fee, those fees can easily be overcome by the benefits derived from offering this essential new amenity to your residents.
